The Douglas County Commissioners will be considering the adoption of a new fire code which would require the installation of automatic fire sprinklers on new construction of homes less than 5,000 square feet. Their approval would acknowledge that benefits outweigh the cost to homeowners. East Fork Fire Protection District has requested the County also consider requiring automatic sprinklers in new homes that are more than 1,000 feet from a fire hydrant or other water source.
The Minden-Gardnerville area had 41 sales during this year’s first quarter as compared to 43 last year. Average days on market increased slightly to 95 days from 89 days. The only significant change was the increase in the areas median sales price. Attributed mostly to a lack of housing inventory we saw a 7.1% increase in the median sales price from $350,000 last year to $375,000 during the first quarter of 2019. The least expensive home sold for $167,500 and was located in downtown Minden off of Mono Avenue. The highest priced home was at the newer development of La Costa at Monte Vista in Minden and sold for $584,950. I attended an informative question & answer
session today provided by an insurance agent.
Whether you own a home or not this information may be useful in the
future, or worth checking further with your own insurance company. 1) Get an insurance quote while in escrow
during the inspection period. Insurance
rates have increased recently. 2)
Considering a total remodel of your home?
Ask whether a Builders Construction Policy is needed which covers you in
case of negligence by the builder (contractor).
3) Take photos of your personal items, belongings or house
upgrades. Give them to a friend for safe
keeping in case of fire. 4) Make sure
your handyman or contractor has liability insurance and is bonded in case of
fire or damage to your home. Your
insurance company may not reimburse you for your losses.
